- If customer wants to go for high end product, the difference amount has to be paid before work completion.
- Delay in work due to payment issue, client will be responsible
- After building construction, customer has to pay final settlement amount within a month.

Core Construction Materials
- Cement - Any brands up to ₹360 per bag
- Steel - Any brands (₹55-60 per kg)
- Bricks - 6" & 4" solid concrete blocks (₹35)
- M-Sand - Single wash for all works, PS and Double Wash for Plastering
- Aggregate 20mm and 40mm down
- Underground Sump in 9" wall & Waterproof Plastered (10,000 lts)
- Ceiling Height - 10 feet from Finished Floor level
- Dr.Fixit or Fosroc Waterproofing chemical for Terrace
Flooring Specifications
- Living, dining, rooms & kitchen - Vitrified tiles/granite up to ₹60 per sq ft
- Balcony & parking area - Anti skid tiles up to ₹40 per sq ft
- Staircase - Anti-skid tiles/granite ₹80 per sq ft
- Terrace - Screed concreting
Kitchen Specifications
- Ceramic wall tiles 4 feet height - up to ₹35 per sq ft
- Kitchen slab - up to ₹220 per sq ft as per drawing
- Main sink faucet - up to ₹6,000 with sink tap
Bathroom Specifications
- Ceramic wall tiles 7 feet height - ₹40 per sq ft
- Sanitary ware - Any brands ₹15,000 per bathroom
- Includes: Single piece commode, one geyser point, wall mixer/diverter, flanges, wash basin with pillar cock
- Plumbing line - CPVC pipes (Ashirwad/Supreme)
- Raising mains 1" CPVC pipe, delivery line 0.75" CPVC pipe
- PVC pipes - 2.5" (1 lane) and 4" (minimum 2 lanes) Vahini/Nanadi
- Solar - 1 line provided for all houses
Doors & Windows
- Main Door - Teakwood frame 5"x3", 35mm thick door ₹20,000 (excluding frame)
- Pooja Room - Teak wood frame 5"x3", 30mm thick door up to ₹12,000
- Internal Doors - Teak wood frame 5"x3" and ready flush doors ₹4,000 each
- Toilet Doors - WPC doors ₹4,000 each including all fittings
- Windows - UPVC windows with grill 12mm rods up to ₹150 per sq ft with 4mm glass
- Main door will be hand polished
Painting Specifications
- Internal walls - 2 coats putty, 1 coat primer, 2 coats paint (Tractor emulsion range)
- External walls - 1 coat primer, 2 coats paint (Apex range)
- Enamel Paint - 2 coats for MS Grills, doors, windows, railings and gates
Electrical Specifications
- Kitchen - Aqua guard point, mixer point, refrigerator point, wall & ceiling holders, utility washing machine point

- Overhead tank for solar charged as per market standards if required
Fabrication Work
- MS Main gate - Minimum 150 sq ft up to ₹200 per sq ft
- MS railing for outside staircase, balcony and duplex staircase with glass
- Height 3.5 ft up to ₹200 per sq ft

Please note the following items are not included in the basic package pricing
What's Not Included
- Electricity and water connection (to be provided by client)
- More than 2 courses of size stone masonry in foundation
- Compound wall included only for 4ft height
- Terrace parapet wall of height 3ft included
- Mezzanine floor (charged additional if required)
- Gas piping for kitchen and bathroom geyser
- Concealed flush tank for bathroom
- Safety grill, false ceiling or other interior works
- Electric fittings (bulb, LED strips, fan, geyser etc.)
- Government approvals (to be provided by client)
- Electrical & water connection work up to meter only
- Rain water harvesting (approval and work by client)
- Stone laying for drain (provided by owner)
- Additional safety grills or doors
- Exterior elevation walls cladding or stone works
- 3 times curing charged at ₹6,000 per month
Additional Notes:
- Measurement will be taken from site end to end
- We shall not be responsible for delays due to natural calamities like pandemic, heavy rain, landslide, earthquake, floods etc.
- Any work other than the above mentioned list will be considered as additional scope and charged as per market standards
- If drastic price hike happens in materials, client support may be requested for contractor
